The Investment Case

A Young Town That Keeps Growing.

Prescott Valley is the newest of the Quad Cities and the one still being built. Voters incorporated the town in 1978, and it has grown from a scattering of homes on the old Fain ranch land to roughly 47,000 people at the 2020 census, spread across master-planned subdivisions on both sides of Glassford Hill — the 6,177-foot volcanic cinder cone the whole town is arranged around. Yavapai College has a campus here, Dignity Health’s Yavapai Regional Medical Center runs its east campus here, and the Findlay Toyota Center brings state tournaments and concerts to North Main Street.

For an owner that produces a straightforward proposition. Entry costs are low enough that long-term cap rates commonly land in the 5% to 6% range, the housing is new and cheap to maintain, and the tenant is a family that wants a four-bedroom with a yard and signs a long lease.

For an owner that combination is unusually good: a steady employment base, a tenant pool that wants a newer home with a garage and a yard, and none of the Phoenix summer. At 5,063 feet the town runs roughly twenty degrees cooler than the Valley in July, which is exactly why so many tenants and owners come up here in the first place. What it is not is a market you can price from a Phoenix spreadsheet — StoneRidge, Pronghorn Ranch, Granville and the older townsite rent to four different households at four different numbers.

What does property management cost in Prescott Valley?
One all-inclusive rate, quoted per property once we have seen it. No setup fee, no inspection fee and no marketing charge — those are simply part of the service. Routine maintenance reaches you at the vendor’s price with the invoice attached.
Is Prescott Valley a good rental market?
It is one of the better ones in northern Arizona. The town has a real employment base — the hospital’s east campus, the college, the school district, the town itself and the retail along SR 69 — and a tenant pool that wants a newer home at a price Prescott does not offer. Demand is steady across the year rather than seasonal, which is the part owners from the Valley usually do not expect.
Who rents in Prescott Valley?
Families who want a newer home with a yard and good schools, healthcare and college staff, trades and retail households working along the SR 69 corridor, and retirees who came up for the elevation and are not ready to buy again. They stay several years when the home is looked after, and that is where the money is.
How is Prescott Valley different from Prescott?
Eight miles and a different product. Prescott is the county seat with the historic downtown, the older housing stock and the higher prices; Prescott Valley is newer, larger in land area and built around master-planned subdivisions. A tenant choosing between them is usually choosing a newer house and more space over walkability and character. We manage on both sides of that line and price each one on its own comparables.
Do short-term rentals work in Prescott Valley?
For some properties, and there is real paperwork. Prescott Valley requires a Town vacation rental license, a 24-hour emergency contact on file, written notice to the neighbors before the first rental, and at least $500,000 in liability coverage, and the town can fine an owner $1,000 every thirty days for a missing emergency contact. Visitor demand is real but smaller than Sedona’s — arena events, state tournaments, the lakes and the trails. For most homes here a long-term tenant is the better business, and we will model both.
Do you also sell property in Prescott Valley?
Yes. We list and sell as well as manage, with the same level of service either way — so when an owner decides to exit or an investor wants to add to a portfolio, nobody has to be brought up to speed on the property.
